Where is Bowmans Cross?

Bowmans Cross extends to approximately 470 hectares and has formed part of the Tyttenhanger Estate for generations. It is located east of London Colney and south east of Colney Heath, and is almost equidistant between the towns of Hatfield, Potters Bar and St Albans.
The proposed site for Bowmans Cross is shown opposite, less than 50% of the area will be built on, with green buffers ensuring separation between communities, and extensive green space protecting important spaces for nature and providing open space for people.

What will it be like?

Our vision for Bowmans Cross is for a sustainable place that sits sensitively in its landscape context: a place that feels like it has always been there. Our approach has always been to deliver landscape and community infrastructure at scale ahead of and alongside new homes and jobs.

High quality landscapes, open spaces, play, habitats, schools and community facilities are signatures of our new settlements across the UK and you can read more about our developments here.

Our vision is underpinned by 5 key principles that will guide the future development of Bowmans Cross, based on previous community feedback.

Key principles:

  1. A compact and distinct new place
  2. A sensitive landscape led approach with nature throughout
  3. A well-connected place where the car doesn’t dominate
  4. A new community delivered with the infrastructure it needs
  5. A place built for the future
